Updates to Forces help to buy Criteria and Mortgage changes 

With effect from March 2026, there were some subtle updates to eligibility rules for the Forces Help to buy, this is because they have been reviewing the scheme to be more aligned with the Defence Accommodation Strategy 

It is important if you are already part way through an application or thinking of using the scheme, that you familiarise yourself with these, as some of the changes can catch people out either at purchase stage or later down the line. Some of the key changes are;

Incentives taken are now deducted for the total amount you are eligible for. This also applies to the use of other housing schemes.

The inclusion of Refund of Legal Expenses in accordance with JSP 752

The definitions of letting under the scheme – point 6.1.4.3.

With respect to changes in the mortgage market, we yet again find ourselves in uncertain financial times due to the Iran conflict. This has had a direct impact on mortgage rates, although we are slowly starting to see some readjusting take place.
